Advertise as needed, show property, access credit check information, employment and/or income verifications, contact previous landlord(s), do criminal background checks etc., prepare contracts, provide property checklist and dated photo inventory (interior and exterior) at move-in, collect rents, oversee repairs, receive tenant calls, available 24 hours a day 7 days a week for emergency repair requests, make loan payments for owners and/ or direct deposit to owners rent proceeds into owners personal bank account, perform property inspections (post move-in, annual, drive-by), review rent schedules, initiate evictions (if necessary), send monthly statements to owners. Minimum contract length for full-service management is 12 months – Owner can cancel during first 12 months but will be charged management fees for remaining months. Property manager to preview property prior to accepting management contract.
Place Tenant Only Service
Place tenant only service offers the same description as above for placing the tenant. However, once the tenant is placed the owner will collect rents starting with the next month after move-in. When a tenant is placed, owner will collect rents starting with the next month after move-in. Property manager will mail to owner, within 12 days of tenant placement, a package containing a copy of the contract (lease), copy of move-in checklist (statement and condition) and dated photo inventory, copy of tenant’s beginning ledger card, information sheet on new residents. NOTE: on place-only contract, property manager does not coordinate and/or supervise any repairs, cleaning, yard vendors, or maintenance needed to prepare property for rent. Property manager will, however, complete the coordination and/or supervision of vendors at a charge (in addition to place only fee).
